Accessibility Guide Cusgarne Manor 2025

Bed & breakfast

Cusgarne Manor is a Grade II*-listed property. Therefore the potential for any modifications to improve accessibility is limited but we have done the best we can. There are no modifications for partially sighted or hearing-impaired people in the B&B.

There is level, gravelled access from the car parking area to the front door where there are two steps. Access to the breakfast room and snug from the hallway is also level.

The Bailey Suite and Simmons Room are on the first floor, accessed by the main stairwell which has shallow stairs and a handrail. Both en-suite bathrooms have a step within them and a grab rail has been placed next to both of these. Anti-slip mats are available in each shower area.

The Harris Room is the least accessible. It is on the second floor and there is a handrail but please note there is a 1.42-m beam to duck under on the way in and two steps within the room.

Self-catering

Lowenna

Lowenna is a new-build on a single level, designed to be accessible for wheelchair users. Many guests who are full-time wheelchair users have enjoyed their stay but please check it is suitable for your individual needs.

Approach
There is a large block-paved car parking space directly outside the property. Leading from this is a gentle slope of non-slip slabs which goes around the building to the front door. There is an outside light on a PIR sensor.

Entrance
The front door is 79 cm (31 inches) wide with a low threshold and leads into the hallway where there is sufficient space to turn (104 cm, 41 inches wide). The flooring is smooth Amtico and is continuous throughout the open-plan living area. There is a lowered coat hook behind the door in the hallway. The light switches, sockets and thermostat are all reachable from a wheelchair throughout the property.

Outside
The decked area overlooking the valley where the BBQ is has a surface of wooden decking boards. The outdoor sofas are quite low so may be difficult to get out of. There is also a small grass area below which can only be accessed by the eight shallow steps to the side of the deck. The thresholds on the patio doors are quite raised so unsuitable for wheelchairs but the deck is easily accessed via the front door instead.

Lounge area
There is a two-seater sofa which is firm and comfortable. It has arms and most people find it quite easy to get up from. The large overhead lamp and its switch can be re-positioned if required (please call Fiona on 07968 209047). There is also a riser-recliner chair. The TV is a smart TV with remote control. Guests can use their own login for Netflix etc and enable sub-titles. A nest of small occasional tables is available to position as convenient. The rug has a low pile and can be removed on request. The patio door thresholds are a potential trip hazard.

Kitchen area
The sink, hob and one of the work-surfaces are lowered and you can wheel under. The extractor fan is controlled from the hob. The oven is side-opening with a pull-out shelf beneath. The frequently used kitchen equipment is in low-level cupboards with swing-out shelves. There are some higher cupboards so if anything is unreachable please call Fiona on 07968 209047.

Dining area
The dining table can sit three people and is high enough to wheel under (66cm, 26 inches to underside).

Bedroom
There is plenty of space around the bed both sides (119 cm, 47 inches and 107cm, 42 inches). It is a standard king-size bed with a solid metal frame with medium/firm mattress (finished height 53 cm, 21 inches). There is space underneath where a hoist could be positioned. It is carpeted but we have smooth carpet protector runners which can be put down on request. There is a bag shelf, clothes hanging rail (137 cm, 54 inches high) and plenty of storage drawers. Each side of the bed has a cabinet and a lamp with a switch on the flex.

Bathroom
The bathroom is a spacious wet room. The loo is raised (49 cm, 19.5 inches) and has a grab bar on the wall to one side and a fold-down arm on the other (newly fitted so not on the photos). The spaces each side are 74 cm (29 inches) and 48 cm (19 inches) so transfer is only from the right (as you’re seated). We also have a removable toilet frame which can be positioned on request. The lowered sink (81 cm, 32 inches) is semi-pedestal so you can wheel underneath and has a lowered, tall mirror above, suitable for if you’re in a wheelchair or not. The shower (126 x 80 cm, 50 x 31 inches) has unobstructed entry, a grab rail ((81 cm, 32 inches high) and wall-mounted foldable seat (56 cm, 22 inches high) (manufacturer states weight limit 15 st 6 lbs) and optional free-standing seat (manufacturer states weight limit 20 st). The towel radiator is part of the central heating system but also has a separate booster control outside the bathroom door if more heat is required. Extra towels can be provided on request.

Manor Cottage

Manor Cottage is part of the main listed building and is accessed via a gravel path. There are two steps up into the garden and another step up to the front door which has a standard threshold. The shower room is on the ground floor and has a wet-room-style shower with a glass screen and reclaimed slate floor. There are three steps up to the separate kitchen. The staircase to the bedroom is quite steep as each riser is slightly higher than a normal staircase.

Middle Barn

Middle Barn has two parking spaces next to the property. It is almost on one level but there are two steps down to the living area and two steps up to the bedrooms from the hallway. The kitchen and living area are open-plan and the dining table has benches. The threshold of the bifold patio doors is a potential trip hazard.
